Jorge Perez’s SLS Brickell to transform area

The SLS Brickell condo-hotel project that The Related Group and Sam Nazarian are planning on South Miami Avenue features a multi-colored box with vertical stripes at street level as its visual focal point.

The Arquitectonica-designed building could also open up to a Lincoln Road-type pedestrian mall on South Miami Avenue. Related’s Jorge Pérez has suggested such a change to the city, with Arquitectonica creating a plan for how traffic might be rerouted to allow closures from 8th to 13th streets.

SLS Brickell is planned at 1300 S. Miami Ave., the same main avenue that will offer access to Brickell CityCentre, Swire’s project. Nearby Mary Brickell Village could also benefit from such a scenario.

Pérez said he’s talking with the city about doing a pilot program on the weekends to test the idea. The city has not provided significant feedback, yet.

Swire is building 3,000 parking spaces at Brickell CityCentre, which provides an incentive for people to park their cars and walk around, Pérez said.

Foreign buyers are expected to purchase the majority of the condos at SLS Brickell, with prices averaging at more than $500 a square foot, or more than $600,000 a unit.

The hotel, which will be designed by Philippe Starck, will have 15,000 square feet of meeting space, restaurants by chefs Jose Andres and Michael Schwartz, a spa and two pools. Nightly rates are to be in the high $200s.
